Pilgrim Building Redevelopment
Image1The Pilgrim Building is located at 385 Main Street, in the heart of Woburn Square, at the center of the block known historically as the “Busy Bend.” Substantially damaged by fire during the mid-80s, the three-story Pilgrim Building was for many years, the only totally abandoned building in Woburn Square.

Small History
The historic brick façade, which dates to the late 19th Century, and portions of the sidewalls and interior structure were all that remained of the original structure. Local Woburn developer Sean Coakley, owner of Atlantic Power Cleaning, purchased the building from the previous owner in October, 2000, with the intent to reconstruct the building and preserve the historic façade.

Supporters
In the July, 2001, the City of Woburn was awarded a grant of $434,000 from the Massachusetts Community Development Block Grant (CDBG), Housing Development Support Program, which is administered by the Massachusetts Department of Housing and Community Development, to support the cost of restoring the historic structure. Of that sum, $50,000 has been retained to pay for administrative costs; the remainder is being used to directly subsidize the construction. The total cost of the project, including acquisition, is now approximately $1 million.

Design Plans
Design Plans were completed by OKS Architects, Winchester, Massachusetts (now Harrison Mulhern Architects). The first floor is being restored to retail use, while the upper two floors each contain two one bedroom residential units. All four of the units will be rented at level considered to be affordable to a moderate income person or household under the CDBG program guidelines. Currently, that level is $860 per month, without utilities. Tenants must be at or below the income limit for a low or moderate income household.

Project Information

The project was bid in the fall of 2001, and the construction firm of Landmark Structures, Inc. was selected to complete the work. Central Bank provided a construction loan of approximately $450,000. Permanent financing is being provided by the Massachusetts Development Finance Agency (Mass Development). Reconstruction began in January, 2003, and was completed in September 1, 2003.

Structures
The images show the temporary shoring system installed to secure the historic facade walls, while the new steel structural system is put in place. The image to the left shows the new masonry block wall being constructed adjacent to the existing sidewall. The heavy masonry and steel structure was required to meet current seismic load requirements in the Massachusetts Building Code, due to the proximity to adjacent buildings.
